The bold, solid form of the upper volume—which aligns with the party wall—allows for a fragmented use of the site in terms of height. This serves as a strategy for both programmatic sustainability (providing the site with the same access to sunlight and views as a detached house, despite its location in the town center) and environmental sustainability (a split-level courtyard functions as a solar chimney, bringing light and ventilation into the lower, interior spaces).
This design move creates an interior courtyard-garden, which is integrated into the circulation areas while also stabilizing the interior light and temperature—acting as a solar collector in winter and a shaded space in summer, thanks to adjustable textile elements that provide shade. Residential and communal areas are organized around this courtyard, featuring an open layout that generates reflections and diagonal sightlines, which multiply the sense of interior space and extend it toward the outdoors.
The patio functions as a modern impluvium that collects rainwater and leads it to the old well existing on the property, for irrigation of the backyard and spraying the gravel covers in summer, causing an evaporation effect and in turn delivered tangentially with the double-height space of the living room, generating a point of spatial tension crossing interior and exterior patios, and the appearance of long views in all dimensions.
